The Fitzroy Promenade project was an exciting opportunity to expand the brand’s footprint in the area. As the second location in Little Rock, the Promenade property was a unique opportunity to showcase how the Fitzroy brand could further be represented. The other anchor property is full of bright, white filled airy spaces. The goal here was to keep the same design standard but reach more of the market, not necessarily compete after the same potential residents. So, an overall scheme was developed that explored a more masculine aesthetic full of rich tones and textures. This property is located adjacent to the popular Promenade shopping center, so the goal was to be lively yet have its own identity where people could move and flow between the center but also feel just as content to “stay home” and use the many amenities. Rich walnut tones paired with contrasting whites and grays coupled with vibrant blues and yellow were used in varying ways to add unity to the clubhouse while creating individual spaces that were strong and destinations all on their own. Creating those destinations was not only important in style but definitely in function. A space plan was created to ensure residents could use the Mailroom, CoWork, and Fitness 24/7, with the Social Room having extended hours but controlled by management. With intentional space planning and clear understanding of the client and program along with door controls, the client is able to maximize their investment in resident usability and therefore marketability.
